Compare the same kind of area

A city, mailing address and ZIP can cover different places. Confirm where each home sits before you compare city data.

Longwood’s resident guide explains its city-limit check. Lake Mary’s utility page explains why not every Lake Mary address has city service.

Use one monthly budget for all three areas. Include taxes, insurance, HOA dues and upkeep, not just the mortgage payment.

Three places to start your search

Lake Mary

Compare downtown and the city’s homes with nearby Heathrow, Heathrow Woods and Timacuan. Heathrow has gated neighborhoods, lakes and a separate golf club. Heathrow Woods is a separate custom-home community. Timacuan has a golf-course setting.

Trailhead Park at Lake Mary Boulevard and Rinehart Road connects to the Rinehart Trail. Lake Mary SunRail is on West Lake Mary Boulevard.

Longwood

Compare the historic center near Warren Avenue with the western mailing area. The Springs includes several villages and condo associations. Alaqua has a wooded golf setting. Alaqua Lakes has a different course and nature preserves. Their clubs are separate.

Reiter Park has a walking track, courts, picnic areas and an amphitheater. Longwood SunRail is on East Church Avenue.

Sanford

Compare historic homes near downtown with western communities. Lake Forest has shared recreation around a lake. Markham Estates offers a different comparison centered on the house and grounds.

The RiverWalk follows Lake Monroe. Sanford SunRail is on West State Road 46, away from the downtown waterfront.

Check the SunRail timetable if rail is part of your plan. Include the trips at both ends.

Compare the facilities you would use. Heathrow’s Sawyer Lake Park is separate from its country club. Alaqua Lakes has a golf and natural setting, with separate Legacy Club membership. Its HOA manages the park, pools and tennis. Lake Forest has a winding lake and wooded setting, with shared recreation. Check the rules and fees for the actual home.

Compare sale prices for the same home type

A city-wide price can hide big differences between houses, condos and townhomes. Choose the same home type and dates in each report. Then narrow to homes with a similar size, condition and location.

Lake Mary market details · Longwood market details · Sanford market details

These reports use the MLS City field within Seminole County. They do not follow city limits or whole ZIP codes. Sale records and the dated inventory report are separate from live listings.

Use the same checklist for each home

Choose three to five homes. Keep must-haves separate from nice-to-haves.

  1. Daily trips: work, school, health care and errands.
  2. Usable space: rooms, stairs, parking, storage and yard.
  3. Regular bills: taxes, insurance, HOA dues and utilities.
  4. Cash: down payment, closing costs, moving and repairs.
  5. Rules: how you may use the home and what needs approval.

Check schools for each home

Use SCPS School Zone Search for each address. Explore the program and admission steps in the school guide. One city name does not promise one school.

Confirm the grade, school year and enrollment route with SCPS before making school plans around a purchase.

Try the same routine in each place

Visit near your usual travel time. Make the trip to work or another fixed stop. Check parking and the public walking routes you would use. Try a second visit at another time if you can.

For a historic home, check rules for planned changes. For an HOA home, check access, upkeep and recurring fees.

The moving guides add local detail: Lake Mary, Longwood and Sanford.

Put the home’s facts behind the offer

I help compare the condition, recent sales, financing and terms. The asking price alone does not tell you what to offer or what the home will cost to own.

Repairs can mean keeping more cash after closing. A seller contribution may help with eligible closing costs, but it does not lower every future bill. If you qualify, we can also consider the Buy Borrow Save rebate.

Start with Lake Mary homes, Longwood homes or Sanford homes. Or send me two homes you are comparing.
