Who the offer is for
Homebuyers who use Shahram Sondi for purchase representation through SHAHRAM SONDI + CO. (Diversified Broker, Inc.) and mortgage brokerage services through Mortgage Expert, Inc. for the same purchase.
How the credit is calculated
When the seller or listing broker pays our brokerage at least 2.5% of the final purchase price, the calculated rebate is 1% of the purchase price, capped at $10,000. Below 2.5%, the rebate percentage falls by the same percentage-point shortfall: 2.25% compensation gives a 0.75% rebate; 2% gives 0.5%; 1.75% gives 0.25%; and 1.5% or less gives no rebate. Apply the $10,000 cap after calculating the percentage. For example, a $1,500,000 purchase with 2% compensation gives a $7,500 calculated rebate. There is no minimum purchase price or minimum loan amount in this offer.
If the seller and listing broker pay nothing
Buyers using both services may agree upfront to a buyer-paid real estate fee of 1.5% of the purchase price. This is a separate fee option, not a closing-cost credit, and includes no additional rebate. The $10,000 rebate cap does not cap this fee. Standalone real estate fees are negotiable and agreed in writing.
No extra brokerage fees
Our real estate brokerage charges no separate retainer, administrative fee or transaction fee for this program. Ordinary lender and third-party closing costs remain separate.
Your agreed commission
Real estate commissions are negotiable and are not set by law. When we accept lower seller/listing-broker compensation, we do not charge you the difference up to our agreed commission. The buyer agreement must document that waiver and separately state any upfront-agreed buyer-paid fee if neither seller nor listing broker pays.
If the purchase does not close
No brokerage commission is owed when you properly cancel under an inspection, financing or other contractual contingency. Contractual remedies for buyer default or deliberately bypassing the brokerage remain separate. Properly exercising a cancellation right or choosing another mortgage provider does not, by itself, trigger a penalty.
Where the credit comes from
It is a rebate of part of the real estate commission, applied at closing. It is separate from any lender credit, seller credit or interest-rate pricing. We do not increase mortgage pricing, points or fees because you bundle services to recover the rebate. The agreed rebate is disclosed to the transaction parties and reflected in the closing documents.
How it can be used
The credit can be used for eligible closing costs and prepaid items, subject to lender approval, loan-program limits and final settlement figures. It cannot exceed the amount of eligible charges allowed by the loan. It is not cash back and cannot replace a required down payment.
If your eligible charges or program limits are less than the calculated rebate, the usable credit may be lower. We confirm this with you before closing.
A competing offer? Give us a chance to match it.
If Mortgage Expert cannot match or beat a qualifying competing mortgage offer, you may close with that lender and keep your eligible real estate rebate. You must still use our brokerage for the purchase. The same commission formula, $10,000 cap, eligible-cost and lender limits apply.
A locked Loan Estimate is required
Provide the complete Loan Estimate issued by the competing lender for the same borrower and property, showing “YES” under Rate Lock and an unexpired lock covering the scheduled closing date. Informal fee worksheets, advertisements, verbal quotes and unlocked Loan Estimates do not qualify. Give Mortgage Expert a reasonable opportunity to review the complete offer before committing to close with the other lender.
What “match or beat” means
We compare the same interest rate at an equal or lower adjusted origination charge. For this policy, adjusted origination charge means the total in Loan Estimate Section A (Origination Charges, including points) minus lender credits shown in Section J. Taxes, insurance, escrow deposits, title charges and other third-party costs are excluded from this pricing comparison.
The offers must be for the same loan program, term and amount, with comparable lock coverage and mortgage-insurance terms. Our offer must be available for your borrower and property qualifications and meet your contractual closing deadline. A lower rate with higher adjusted origination charges does not automatically qualify as a match.
If we match or beat that pricing and you choose the other lender, the bundle rebate does not apply. This competing-offer exception also does not apply if you decline to provide the qualifying locked Loan Estimate or a reasonable opportunity for comparison. We will document the comparison and outcome in writing.
If we cannot arrange your financing
If Mortgage Expert cannot arrange financing and another mortgage provider can, you may close with that provider and keep your eligible real estate rebate under the same commission requirements and cap. This separate exception does not require a competing locked Loan Estimate.
These exceptions preserve an eligible commission rebate; they do not automatically extend the separate 1.5% buyer-paid bundled fee to transactions using another mortgage provider. When neither seller nor listing broker pays commission and you use another provider, your standalone buyer-paid real estate fee must be negotiated and agreed in writing upfront. There is no automatic increase to 3%.
Both services are optional
You are not required to use either company. You may use just one service or choose other providers. The credit applies when you use both services or qualify for one of the financing exceptions above. The same level of personal service applies if you choose one. Choosing another mortgage provider does not cancel our waiver of a seller-paid commission shortfall.
Ownership
Shahram Sondi owns 100% of both companies and may receive compensation from each. They provide separate services as separate entities.
