Explore downtown and the western communities
Downtown Sanford sits on the south side of Lake Monroe. Start at Fort Mellon Park and the RiverWalk. Then visit the streets near the historic center. The city’s history and walking-tour page covers the commercial district and Georgetown.
Farther west, compare Lake Forest, Buckingham Estates and Markham Estates. Their roads, entrances, yards and shared facilities create a different daily routine.
A Sanford mailing address may be outside city limits. Check the home’s local government and utility providers. Use the three-city guide if you are also considering Lake Mary or Longwood.
Compare the home and the work it needs
- Historic homes: Sanford has Craftsman, Queen Anne, Colonial Revival and bungalow styles. Check the roof, foundation, wiring, plumbing and past repairs. The city preservation page shows district boundaries and rules for outside work.
- Lake Forest: a winding lake and wooded setting, with a clubhouse, pool and courts as supporting amenities.
- Buckingham Estates: established detached homes, gated access and landscaped buffers, with shared clubhouse and pool facilities.
- Markham Estates: a distinct detached-home subdivision near Longwood-Markham Road. Keep it separate from Lake Markham Estates.
- Townhomes, condos and new homes: compare parking, storage and who maintains the outside. For a new home, confirm what is included and when it will be ready.

Check the assignment before enrollment
Start with the exact home address in SCPS School Zone Search. A nearby school or a school named in a listing is not a promised assignment. Some Lake Mary and Sanford addresses use an elementary region process. Those families must apply for an elementary-school assignment.
Then follow the SCPS enrollment steps. Check SCPS school choice options if you want a magnet, transfer or other option. Use the school guide for school names, grades and the steps to take.
Plan the whole trip
Sanford SunRail station is at 2720 West State Road 46. It is separate from the downtown waterfront. Check the SunRail timetable, return trip and connection to your final stop.
Try the drive from the home at your usual time. If you fly often, check the airport, flight route and ground trip you will use. A general travel-time claim cannot answer that for you.
Try the waterfront and west-side parks
- RiverWalk: walking and cycling along Lake Monroe.
- Fort Mellon Park: a playground, shaded rental pavilions and splash pad. Check the city park page for current splash-pad use and reservations.
- Sylvan Lake Park, 845 Lake Markham Road: tennis, soccer, racquetball, picnic areas and trails.
- Seminole Wekiva Trail: use the county map to find public access, including Markham Trailhead. A nearby home does not always have a direct trail connection.
During a visit, try one park, your grocery trip and the route to work. Those trips help you compare more than the house.
Build a budget for the actual home
Get an insurance quote and check the FEMA flood map for the address. Being inland does not settle flood risk. Ask about flood coverage separately.
Estimate taxes under your ownership. Add HOA dues, any special charges, utilities, upkeep and repair savings. These costs still matter if you pay cash. Use the home-cost worksheet.
See local sale prices and market details. Choose the same home type and dates when you compare. Past sale prices and the dated inventory report are separate from live listings.
Keep your moving dates tied to the contract
- Decide whether another home must sell first.
- Schedule inspections and review documents before your deadlines.
- Confirm the signing method, final walkthrough and possession time.
- Check utility providers and set the service dates.
Use Sanford’s utility setup page after you confirm city service for the home. If you are buying from far away, use the out-of-state buying guide to plan who handles each local step.
