Get to know the Lake Mary area

Lake Mary Boulevard links downtown and Country Club Road with Rinehart Road and I-4. Farther west, Markham Woods Road leads to a different group of neighborhoods.

Downtown Lake Mary has shops and restaurants around City Hall. Heathrow has its own gated neighborhoods west of the city. A Lake Mary mailing address can be inside or outside city limits. It does not make a home part of Heathrow.

Tell me your move date and whether you have a home to sell. We can compare buying first, selling first or keeping your current home.

Compare four different home settings

  • Heathrow has several neighborhoods inside the gates. Rules can vary. Country-club membership is separate from the homeowners association.
  • Heathrow Woods is a separate custom-home community in the Markham Woods area. Compare the layout and grounds of each home.
  • Timacuan has homes around golf and water features. Its main entrance is on Rinehart Road. Check which entrance you can use from the home.
  • Magnolia Plantation has detached homes, natural areas and former golf land along Shadowmoss Circle and nearby streets. Former fairways do not promise current golf play.

Also compare townhomes and condos if you want less outdoor work. Ask who maintains the roof, yard and outside walls. For a detached home, plan for trees, a pool and other upkeep where present. Explore Lake Mary homes.

Check the school, then enroll

Start with the exact home address in SCPS School Zone Search. A nearby school or a school named in a listing is not a promised assignment. Some Lake Mary and Sanford addresses use an elementary region process. Those families must apply for an elementary-school assignment.

Then follow the SCPS enrollment steps. Check SCPS school choice options if you want a magnet, transfer or other option. Use the school guide for school names, grades and the steps to take.

Heathrow Elementary and Markham Woods Middle are two local schools to explore. Their names here do not assign a home to either school.

Try the trip you will make each day

Lake Mary SunRail station is at 2200 West Lake Mary Boulevard. Check the SunRail timetable for the trip out and back. Add the time to reach the station and your final stop.

For driving, try the route from the home at your usual travel time. Compare the trip through Rinehart Road, Lake Mary Boulevard or Markham Woods Road. A map distance does not tell you the full travel time.

If you work at home, check internet service for the address. Look for space that works for calls, guests and everyday life.

Plan a visit around places you will use

  • Lake Mary Farmers Market: Saturdays in Central Park, 100 North Country Club Road. Check current hours.
  • Liberty Park: 455 North Country Club Road, on East Crystal Lake. It has a nature trail, picnic areas and disc golf.
  • Lake Mary Sports Complex: youth baseball and softball are among its programs. Check field and program schedules.
  • Trailhead Park: at Rinehart Road and Lake Mary Boulevard. It gives access to the Rinehart Trail.
  • Seminole Wekiva Trail: the county map shows public access points, including Jones and Markham trailheads.

Add a grocery trip and your regular appointments to the visit. Check the route from the house, not just the neighborhood entrance.

Look beyond the price

Keep separate amounts for the down payment, closing costs, moving and repairs. Decide how much cash you want left after closing.

Use the property appraiser’s new-owner tax guidance. The seller’s tax bill may not be your future bill. Add insurance quotes, HOA dues, upkeep and any club charges. Use the home-cost worksheet.

If you plan to keep your current home, check whether you can qualify for and comfortably carry both homes.

See local sale prices and market details. Choose the same home type and dates when you compare. Past sale prices and the dated inventory report are separate from live listings.

Make a simple move-in plan

  1. Before an offer: review cash or financing, your current home and school questions.
  2. During inspections: review the home, HOA papers, insurance and repair needs.
  3. Before closing: confirm when you get possession. Plan the final walkthrough, insurance and utilities.
  4. After closing: keep your records. Ask about homestead tax relief and any HOA access steps.

Lake Mary’s utility page explains how to check city service. Not every Lake Mary address uses city utilities. If you are moving from far away, use the out-of-state buying guide.
