Timacuan’s nine neighborhoods offer different places to live around the golf course and ponds. Hunter’s Ridge and Stratton Hill are toward the front. Summerlin and Hopewell Creek are toward Country Club Road.

About this housing sample
The figures use MLS Year Built, Heated Area and Property Style. Heated area is in square feet. It is not lot size or total building area. Sizes are rounded to the nearest square foot for display. The middle half uses the 25th and 75th percentiles with linear interpolation; it is not the full observed range.
Only valid values enter each measure. The 20 sale records in this sample have reported year-built and heated-area values. The count is listing records, not a census of distinct homes. A valid resale on a different date stays in the sample.

Start with the kind of home you want. These figures describe single-family homes in this report, not every home in Timacuan. A different mix of sizes, lots and updates can move the middle price. I use recent sales of similar homes to help you judge the price. Then we look at the costs, condition and offer terms together.

How to read this report
What is counted? These are MLS listing records. A property can have more than one record. The cards, charts and inventory all follow the home type you select. No minimum price was used. Records with missing or invalid values are left out of that measure only. Valid zero-day values stay in the report. Prices are rounded to the nearest dollar for display.
Dates: YTD means January 1 through September 30 of the stated year. Full year 2025 means January 1 through December 31, 2025. Each rolling year runs October 1 through September 30. Sales use the closing date. Inventory was retrieved October 24, 2026. Pending includes Pending - Accepting Backups.
Area: Recorded Timacuan units and replats, including Stratton Hill and Lake Dawson Estates, in the Lake Mary MLS City field, Seminole County, Florida. These figures cover the selected detached-home group. Timacuan Park townhouses are excluded.
Days on market: The displayed measure is MLS Active Days on Market (ADOM) for the listing. It is not the time to close or a forecast for a home now for sale. A new listing number can reset ADOM. Cumulative Days on Market (CDOM) tracks eligible listings at the property level and resets after 60 days off market. Neither label means elapsed days to a signed contract.
Small samples: Fewer than five sales can give a weak picture. Charts are omitted when either group has fewer than five. A change in the median does not show how much every home gained or lost in value.
Based on information from Stellar MLS for the periods and property types shown, retrieved October 24, 2026, by Diversified Broker, Inc. d/b/a SHAHRAM SONDI + CO. Area criteria are stated above. Information is deemed reliable but not guaranteed and should be independently verified. Historical reports and public IDX listings may cover different records. Source-use information.
The main entrance is at Timacuan Boulevard and Rinehart Road. The association describes a resident-decal rear gate at Mohegan.
HOA and club costs
Get current HOA charges and rules for outside changes. Review the roof, cooling systems and any pool or screen enclosure when setting a repair budget.
Check golf access and club costs directly with the operator. A golf view does not grant a right to play or use course land.
Schools near Timacuan
Nearby does not mean assigned. These public-school examples help you compare campus locations. Use the home’s address and intended school year to check its assignment.
Some elementary addresses use a Region School Zone. Families apply and rank schools within that region. Other choice options and open enrollment have their own rules and depend on space. PK means pre-kindergarten. Preschool has separate entry rules.
Location points and selected roads, not boundaries. Road and address data: Seminole County GIS and Seminole County Addressing.
Find your bearings
Timacuan Boulevard at Rinehart RoadThe association’s main road approach to the community.
The Links of Lake Mary550 Timacuan Boulevard. The current golf operator at the County’s club address point.
Timacuan Boulevard leads east from Rinehart Road. Country Club Road is on the other side of the community. The map shows roads and reference points, not a route through resident gates.
Cornerstone at Lake Mary is by the Rinehart Road entrance. The Country Club Road side is closer to the Lake Mary Sports Complex area. Compare the route from the specific house.
For a paved outing, use the city’s Trailhead Park on Rinehart Road. The Lake Mary guide covers rail, parks and move-in needs.
I help you understand the numbers, evaluate the price and negotiate. Start with these four checks:
HOA documents. Read the rules, budget, reserves and any special assessments. Check the plans you have for the home.
Insurance and taxes. Get quotes for this property and a tax estimate for new ownership.
Property condition. Review inspections, permits and repair costs within the contract deadlines.
Price and cash. Compare similar sales, the loan or cash plan, and the money you want left after closing.
Questions about buying here
Is Timacuan a single neighborhood of identical homes?
No. The nine neighborhoods include different builders, periods of construction and positions around golf and water. I would compare the specific section, lot and improvements.
Is Timacuan’s golf course still called Timacuan Golf Club?
The current operator’s website uses The Links of Lake Mary. Follow that site for tee times, membership and club information.
Can visitors use the Mohegan rear gate?
The association describes a resident vehicle-decal system. Arrange your showing through the approved entrance instead of assuming a map’s shortest route is available to visitors.
Put the home and the numbers together
I help you compare the asking price with relevant closed sales, then weigh financing, cash needed, inspection findings and offer terms. I can pursue a lower price, seller contributions or both when appropriate. Results depend on the property, seller and transaction.
Buying and financing with me may qualify you for a real estate commission rebate of up to 1% of the purchase price, capped at $10,000. Full 1% requires at least 2.5% compensation from the seller or listing broker to my brokerage. Lower compensation reduces the rebate; at 1.5% or less there is no rebate. Compensation is negotiable and agreed in writing.
Both real estate and mortgage services are required unless a published financing exception applies. The rebate can cover eligible closing costs and prepaid expenses, subject to lender approval and loan limits. It is not cash back and cannot replace your required down payment. Cash buyers and buyers with their own lender are welcome; that alone does not qualify them for the bundled rebate. See how savings work and read the complete terms and financing exceptions.
