Where it comes from
I share part of my real estate commission with you. When I represent you on your home purchase and arrange your mortgage through my mortgage brokerage, that rebate becomes a credit at closing.
What it can help pay
Eligible closing costs and prepaid items allowed by your loan program. We work through the numbers before closing so you know how the credit will be used.
A $500,000 example
Assuming our seller/listing-broker compensation is at least 2.5%, your estimated credit is $5,000. If eligible closing costs and prepaid items total $8,500, the credit could bring that part of your closing bill down to $3,500.
This is an illustration, not a cost quote. It does not include your down payment. Actual charges, approved credit and usable amounts depend on the property, loan program and final closing figures.
Less spent at closing. More left for life.
In that example, the $5,000 credit pays costs you would otherwise cover. That leaves $5,000 of your own money in your bank. Keep it for savings, furniture, repairs or making the home yours.
The rebate is a credit on your closing statement, not a cash payment to spend elsewhere. The money you keep is your own money that you no longer need for those covered costs.
Already found the home?
Bring me the listing. I help you evaluate the home, negotiate the purchase and arrange your mortgage. If you are still searching, I help with that, too. The same rebate calculation applies when you use both services.
What if you need more help?
We can also compare seller credits and available lender-credit options. Lender credits are separate from your real estate rebate and may mean a higher rate, payment and total interest cost. We look at the tradeoffs together.
Using another lender?
You may still qualify under our financing exceptions. See the requirements.
Put the savings in context
Compare the rebate alongside the mortgage rate, lender fees and cost over the time you expect to keep the loan. We look at the full offer so you can decide whether using both services makes sense for you.
