The Springs is a private Longwood-area community built around a natural spring and mature trees. Its homes include detached houses, townhomes and condos.
The spring and mature trees shape The Springs. Detached houses, townhomes and condos offer different ways to live here. Homes sit in distinct villages, with different layouts and shared spaces.

For a condo, review the relevant building reports and association insurance. For any home, check outside-change and tree rules before planning improvements.
Schools near The Springs
Nearby does not mean assigned. These public-school examples help you compare campus locations. Use the home’s address and intended school year to check its assignment.
Some elementary addresses use a Region School Zone. Families apply and rank schools within that region. Other choice options and open enrollment have their own rules and depend on space. PK means pre-kindergarten. Preschool has separate entry rules.

Questions about buying here
Is this the same place as Wekiwa Springs State Park?
No. The Springs is a private residential community. Wekiwa Springs State Park has a separate public entrance and reservation process in Apopka.
Are all properties governed by the same association alone?
No. The community directory lists several village associations and two Crown Oaks condominium associations. Identify every association applying to the property.
Does condominium ownership mean no maintenance responsibility?
No. The governing documents set the division between the owner and association. Review interior, exterior, insurance and shared-building responsibilities before comparing costs.
Put the home and the numbers together
I help you compare the asking price with relevant closed sales, then weigh financing, cash needed, inspection findings and offer terms. I can pursue a lower price, seller contributions or both when appropriate. Results depend on the property, seller and transaction.
Buying and financing with me may qualify you for a real estate commission rebate of up to 1% of the purchase price, capped at $10,000. Full 1% requires at least 2.5% compensation from the seller or listing broker to my brokerage. Lower compensation reduces the rebate; at 1.5% or less there is no rebate. Compensation is negotiable and agreed in writing.
The rebate can cover eligible closing costs and prepaid expenses, subject to lender approval and loan limits. It is not cash back and cannot replace your required down payment. Cash buyers and buyers with their own lender are welcome; that alone does not qualify them for the bundled rebate. See how savings work and read the complete terms and financing exceptions.
