Alaqua’s homes sit among mature trees, with varied designs and room layouts. The detached houses in the sales sample below span different interior sizes. Look at how the rooms open to the yard as well as the amount of space.

About this housing sample
The figures use MLS Year Built, Heated Area and Property Style. Heated area is in square feet. It is not lot size or total building area. Sizes are rounded to the nearest square foot for display. The middle half uses the 25th and 75th percentiles with linear interpolation; it is not the full observed range.
Only valid values enter each measure. The 11 sale records in this sample have reported year-built and heated-area values. The count is listing records, not a census of distinct homes. A valid resale on a different date stays in the sample.

Jan 2024–Sep 2026 · longer sales sample
There are too few recent sales to show a clear price trend. A single home can move the middle price a lot. The cards use a longer period when the records support it. Use these figures as a starting point. The home’s size, condition, lot and needed work matter more than a change based on only a few sales.

How to read this report
What is counted? These are MLS listing records. A property can have more than one record. The cards, charts and inventory all follow the home type you select. No minimum price was used. Records with missing or invalid values are left out of that measure only. Valid zero-day values stay in the report. Prices are rounded to the nearest dollar for display.
Dates: YTD means January 1 through September 30 of the stated year. Full year 2025 means January 1 through December 31, 2025. Each rolling year runs October 1 through September 30. Sales use the closing date. Inventory was retrieved October 24, 2026. Pending includes Pending - Accepting Backups.
Area: Recorded ALAQUA and phases 1, 2 and 3 in the Longwood MLS City field, Seminole County, Florida. Alaqua Lakes and Reserve at Alaqua are excluded.
Days on market: The displayed measure is MLS Active Days on Market (ADOM) for the listing. It is not the time to close or a forecast for a home now for sale. A new listing number can reset ADOM. Cumulative Days on Market (CDOM) tracks eligible listings at the property level and resets after 60 days off market. Neither label means elapsed days to a signed contract.
Small samples: Fewer than five sales can give a weak picture. Charts are omitted when either group has fewer than five. A change in the median does not show how much every home gained or lost in value.

Mature trees and a private club
Wooded setting
Look at the usable yard, shade and tree-care needs alongside the rooms.
Country club
Alaqua Country Club is at 2091 Alaqua Drive. Its private golf and social offerings have their own terms.
HOA and club costs
Get the current HOA documents and the club’s written terms. Confirm any membership obligation and all charges for the specific purchase. Keep these costs separate in your budget.
Review roof, cooling and pool records. If you plan to change the house or yard, check HOA approval and permit rules before setting the work budget.
Schools near Alaqua
Nearby does not mean assigned. These public-school examples help you compare campus locations. Use the home’s address and intended school year to check its assignment.
Some elementary addresses use a Region School Zone. Families apply and rank schools within that region. Other choice options and open enrollment have their own rules and depend on space. PK means pre-kindergarten. Preschool has separate entry rules.
Location points and selected roads, not boundaries. Road and address data: Seminole County GIS and Seminole County Addressing.

Alaqua Drive curves west from Markham Woods Road toward the club. Confirm visitor access before a visit. Longwood is the club’s mailing city; this map does not show municipal limits.
Use Alaqua Drive and the actual gate route when planning daily trips. The broader Markham Woods corridor offers other home choices with different amenities.
I help you understand the numbers, evaluate the price and negotiate. Start with these four checks:
HOA documents. Read the rules, budget, reserves and any special assessments. Check the plans you have for the home.
Insurance and taxes. Get quotes for this property and a tax estimate for new ownership.
Property condition. Review inspections, permits and repair costs within the contract deadlines.
Price and cash. Compare similar sales, the loan or cash plan, and the money you want left after closing.
Questions about buying here
Does Alaqua include The Legacy Club?
No. Alaqua Country Club is at 2091 Alaqua Drive. The Legacy Club is in Alaqua Lakes. They are separate facilities with different memberships.
Do I need to join the club to work with you on a home purchase?
No. I can help evaluate an Alaqua home whether or not club membership is part of your plan. Any obligations attached to the specific property still need to be reviewed.
Will every home have the same style and maintenance needs?
No. Alaqua’s homes have varied architecture. Compare the actual layout, improvements, outdoor features and condition of each home.
Put the home and the numbers together
I help you compare the asking price with relevant closed sales, then weigh financing, cash needed, inspection findings and offer terms. I can pursue a lower price, seller contributions or both when appropriate. Results depend on the property, seller and transaction.
Buying and financing with me may qualify you for a real estate commission rebate of up to 1% of the purchase price, capped at $10,000. Full 1% requires at least 2.5% compensation from the seller or listing broker to my brokerage. Lower compensation reduces the rebate; at 1.5% or less there is no rebate. Compensation is negotiable and agreed in writing.
The rebate can cover eligible closing costs and prepaid expenses, subject to lender approval and loan limits. It is not cash back and cannot replace your required down payment. Cash buyers and buyers with their own lender are welcome; that alone does not qualify them for the bundled rebate. See how savings work and read the complete terms and financing exceptions.
